There are situations when you might not need an appraisal but rather a consultation. An example of this would be if you wanted to make an offer to buy a property but you’re not sure what that number should be. If you offer too much you may not be getting your best deal but if you offer too little you might not get the property you want.
While an appraisal is more detailed and specific, a consulation is more general and gives you the information you need to make an educated decision on your offering price. The advantages are that consultaions are less epensive and many times you don’t need the detailed analysis that lenders require in an appraisal. The disadvantages are rather than having one estimated market value (as most appraisals provide) you are given information that provides you with the data to make an informed decision.
